Mission Statement: As experts in real estate valuation and consulting services, M.W. Cotman and Associates mission is to provide comprehensive, ethical and professional valuation opinions and reports to assist in a full range of real estate requirements.   

M.W. Cotman & Associates Inc. provides independent real estate appraisal and consulting services to governmental, institutional, corporate and individual clients for properties across Eastern Ontario.

Our firm provides services to a wide range of clients including, the federal, provincial and various municipal governments, major lending institutions including banks and credit unions, private individuals, legal practitioners and real estate investment groups.   

Our regular practice provides a full range of appraisal services, from residential and recreational properties and farms; to commercial, industrial and institutional properties, development land and conservation lands.  We are not involved in real estate brokerage.

We have considerable expertise and experience in the preparation of fully documented reports as are typically required for public sector sales or acquisition, estate planning, power of sale actions, litigation or expropriation.

Specifically, we complete appraisals in the Municipalities of the City of Greater Kingston, Central and South Frontenac County, Leeds & The Thousand Islands, Town of Gananoque, Town of Greater Napanee, Stone Mills Township, Prince Edward County, Brockville and Belleville on a regular basis.  It is noted that when required, we occasionally complete larger assignments outside of these areas.

  Michael Cotman, AACI - Principle

  Michael Cotman, AACI, the Principle of M. W. Cotman & Associates Inc., has extensive experience in the appraisal of residential, institutional, commercial and industrial properties to facilitate not only mortgage financing but for the Division of Assets, Expropriation, and Tax and Estate planning.
  
  Michael has over 25 years’ experience in Real Estate appraisal. He earned his CRA designation in 1993 and was granted the AACI designation in 2003.  Michael has appeared at Ontario Superior Court and at the Assessment Review Board of Ontario as an Expert Witness.  He is the past chairman of the Kingston Chapter of the Appraisal Institute of Canada.

  John Dwyre, AACI

  John Dwyre, AACI, who joined our firm in May 2012 achieved the AACI designation in May 2001. John began working with the Ontario Realty Corporation in 1986 and eventually with the Ministry of Transportation. He has considerable experience and expertise in property negotiations and has worked extensively on appraisal assignments regarding property acquisition and partial takings.

  John is the current Secretary/Treasurer of the Kingston Chapter of the Appraisal Institute of Canada, has been a member of the International Right-of-Way Association since 1986, and, achieved the SR/WA (Senior Member), designation in 1994.
